Dear Airbnb Case Manager,

I am writing to request removal of the review left by Nancy S. for reservation HMQ8EACB4B under Airbnb's Retaliatory Review Policy.

On October 14, 2025 at 2:47 PM, the guest signed a written acknowledgment of the property's house rules, including prohibitions on smoking, unregistered guests, and quiet hours. The signed agreement is attached.

During the stay, the guest violated multiple rules: a neighbor complaint was received on October 16 at 10:47 PM regarding noise, and physical evidence of smoking was documented on October 17 at 9:12 AM with photographs. These violations were reported to the guest and to Airbnb through the Resolution Center on October 18.

The guest's 1-star review was posted on October 19 at 3:14 PM — approximately 27 hours after I submitted the reimbursement claim for smoking-related deep cleaning. The timing and content of the review establish a clear retaliatory pattern consistent with the policy's three-part test: documented violation, guest notification, and biased review following enforcement.

This is my first dispute request in six years of hosting with a 4.98 average rating across 142 reviews. I would be grateful for your review of the attached evidence.
